Pull the recorded easement and read the maintenance clause. A shared road with no written cost split is a recurring dispute, and it usually surfaces in the first heavy snow year. Roofs are typically metal, because metal sheds snow rather than holding it, and the pitch is set so snow slides rather than sits. That choice affects where you put doors, vehicles, and walkways, since a roof that dumps snow over an entry is a daily problem from December through March.

Ask for the design snow load used for the roof and compare it to the local building department requirement. Then look at the roof from the ground: valleys, dormers, and low-slope sections collect snow and ice, and those are the areas that leak. Snow also determines how much of the year the property is usable. A south-facing driveway melts out earlier than a north-facing one, and a shaded forest road can hold ice into April. If the property is a full-time residence, that difference is a monthly cost in plowing and sanding.

Water, wells, and storage

A mountain well is a supply question and a storage question. The well log tells you the yield in gallons per minute and the static level, but the number that matters for daily life is recovery: how fast the well refills after drawdown. A low-yield well with a large storage tank and a booster pump can serve a household well; a high-yield well with no storage can still fail during a power outage.

Storage is the practical answer to both fire risk and outage risk. A tank sized for several days of household use, plus a transfer switch for a generator, keeps water running when the grid does not. Confirm the tank is insulated or buried below frost line, and confirm the pump house is heated.

Water rights are separate from the well. In Colorado, the right to use water is tied to a decree with a priority date, and the state engineer administers it. If the property uses water for irrigation, livestock, or a second dwelling, the decree has to cover that use. This is a records question, and it is answered in writing.

Septic, slope, and the site itself

Septic systems in mountain ground are designed around soil depth, slope, and frost. A leach field on a steep lot may be a mound system, which needs space, power, and maintenance. Get the permit and the as-built drawing, and confirm the field is not under a driveway, a shed, or a future addition.

Slope is the other site constraint. A building pad cut into a hillside creates a cut bank uphill and a fill slope downhill, and both move over time. Look for drainage that is directed away from the foundation, and look for evidence that water has been running toward it. Forest shading is a benefit in summer and a liability in winter, because it keeps ice on the drive and reduces solar gain on the roof.

Solar orientation is worth checking on any lot you consider. South glazing and thermal mass reduce heating demand, but only if the windows are not shaded by conifers at noon in January. Walk the lot at midday in winter if you can, and note where the sun actually reaches the ground.

Insurance, resale, and the long view

Insurance is the quiet filter on mountain property. Carriers price distance to a responding fire department, road grade, and water availability for firefighting. A property that is hard to reach or has no stored water may be insurable only through a surplus carrier at a higher premium. Get a quote before you remove contingencies, not after.

Resale follows the same logic. The next buyer will ask the same access, water, and snow questions, and a property with clean records, a recorded road agreement, a documented well, and a permitted septic system moves faster than one with verbal assurances. Keep the file: easement, well log, septic permit, roof design load, plow contract, and insurance quote.
